Non-Structural Floor Crack Repairs

Non-Structural Floor Crack Repairs

Floor cracks in concrete and screed are very common, and they can increase in severity the longer the problem is left untreated. Often, screed and concrete floor cracks are the leading cause of failed floor coatings and finishes. This is because the cracks that form allow moisture, dirt and other contaminants to penetrate, gradually weakening the surface.

This is why, as soon as a crack in concrete or screed flooring becomes visible, the issue needs to be addressed as soon as possible. This is where Options 4 Surfaces comes in. We can perform floor crack repairs for domestic and commercial clients, enhancing the appearance of your surface and prolonging the lifespan of the flooring underneath. Avoid expensive repairs in the future by choosing Options 4 Surfaces for non-structural floor crack repair services.

The method for floor crack repairs will depend on a number of factors, including the width and depth of the crack, the type of floor finish, the condition of the subfloor and how the area is being used. For example, an area of high foot traffic will likely require extra reinforcement during the repair itself. We will start by cleaning the crack to remove dirt and debris, together with other loose materials that could affect the adhesion of the filler. After this, the stitch repair method is used to complete the floor crack repair.

Stitch Repair Method

The non-structural floor crack repair team will typically use the stitch repair method. This involves grinding down the entire length of the crack. Cross sections will then be added every 200mm across the crack length, into which a reinforcing metal strip is placed. Once those stitches have been put in place, the entire crack is filled with a 2-part epoxy resin, upon which a thin layer of sand is applied. Once the crack repair has been carried out, a 2-part DPM (damp proof membrane) system is trowelled on, followed by a thin layer of smooth screed. This completely seals the surface, ready for a microcement surface to be applied.
