Non-Structural Floor Crack Repairs

Cracks in concrete floors and screed are very common and can lead to significant problems if not addressed. They are a leading cause of failed floor coatings and finishes, as these cracks allow moisture, dirt, and other contaminants to penetrate, gradually weakening the surface. When a crack appears, it’s vital to repair it promptly and professionally to prevent further damage and maintain the structural integrity of your flooring. Proper crack repairs not only enhance the appearance of your surface but also prolong the lifespan of your flooring, helping you avoid expensive repairs of your finished surfaces in the future.

The method for repairing a crack depends on several factors, such as the width and depth of the crack, the type of floor finish, the condition of the subfloor, and how the area is used. For instance, areas with heavy foot traffic or frequent load-bearing activities may require extra reinforcement during the repair.

Typically, the process begins by thoroughly cleaning the crack to remove any dirt, debris, or loose materials that could affect the adhesion of the filler.

Stitch Repair Method

The method we typically use is called "stitch repair", which involves grinding down the entire length of the crack, and then adding cross sections every 200mm accross the length of the crack, afterwich a renforcing metal "strip" or "stitch" is placed into these cross sections. Once these stitches are inplace we fill the entire crack with a 2 part epoxy resin, then a thin layer of sand is applied to the surface.

Following the crack repair, if required we trowel on a 2 part DPM (damp proof membrane) system, followed by a thin layer of smooth sceed to completely seal the surface ready for our Microcement to be applied.
